Burkes Plumbing & Backflow Services LLC – Terms & Conditions


Effective Date: March 31, 2026


These Terms & Conditions govern plumbing services provided by Burkes Plumbing & Backflow Services LLC. By scheduling service, approving an estimate, or paying an invoice, the customer agrees to the following terms.



1. Payment Terms

Payment is due upon receipt unless otherwise stated in writing. Burkes Plumbing & Backflow Services LLC reserves the right to require payment immediately upon completion of services.


We accept approved forms of payment including cash, check, and electronic payment methods.


Invoices not paid within 15 days may be subject to a late fee of 1.5% per month (18% annually) or the maximum amount permitted by Texas law.


Returned checks or declined payments are subject to a $35 returned payment fee.



2. Estimates

All estimates are based on visible conditions at the time of inspection. Plumbing systems may contain hidden defects or additional issues that cannot be discovered until work begins.


If additional repairs or materials are required, Burkes Plumbing & Backflow Services LLC will notify the customer and obtain approval before proceeding whenever reasonably possible.


Final invoice amounts may differ from the original estimate due to these unforeseen conditions.



3. Diagnostic / Service Call Fees

Service call and diagnostic fees cover the technician’s travel, time, and evaluation of the plumbing system. These fees are non-refundable.



4. Limited Labor Warranty

Burkes Plumbing & Backflow Services LLC provides a 30-day warranty on labor unless otherwise stated in writing.


This warranty does not cover:

  • Pre-existing plumbing issues

  • Normal wear and tear

  • Improper use or neglect

  • Work performed on aging or deteriorated plumbing systems

  • Issues unrelated to the original repair


Warranty coverage applies only to the specific repair performed.



5. Customer-Supplied Materials

Burkes Plumbing & Backflow Services LLC does not warranty customer-supplied fixtures, appliances, or materials.


Labor associated with installation of customer-provided items is also not covered under warranty.



6. Existing Plumbing System Condition

Plumbing systems often contain older pipes, fittings, or valves that may fail due to age, corrosion, or deterioration.


Burkes Plumbing & Backflow Services LLC is not responsible for failure of existing plumbing components when normal service procedures are performed.



7. Access to Property

The customer agrees to provide safe and reasonable access to the work area.


Burkes Plumbing & Backflow Services LLC reserves the right to stop or postpone work if unsafe conditions exist.


Additional charges may apply if access restrictions significantly delay or prevent completion of the work.



8. Property Protection and Cosmetic Repairs

While reasonable care is taken to protect the property, plumbing repairs may require access through walls, floors, ceilings, or other structural areas.


Burkes Plumbing & Backflow Services LLC is not responsible for cosmetic repairs, including but not limited to:

  • Drywall

  • Paint

  • Tile

  • Flooring

  • Landscaping


Unless specifically stated in writing, these repairs are the responsibility of the property owner.



9. Collection of Unpaid Balances

Customer agrees to pay all reasonable costs associated with collection of unpaid balances, including:

  • Collection agency fees

  • Court costs

  • Attorney fees


as permitted by Texas law.



10. Mechanic’s Lien Rights

Failure to pay for services rendered may result in the filing of a mechanic’s lien against the serviced property in accordance with Texas Property Code Chapter 53.



11. Authorization of Work

Approval of an estimate, scheduling of service, or payment of an invoice constitutes authorization for Burkes Plumbing & Backflow Services LLC to perform the work described.


Such approval also indicates agreement with these Terms & Conditions.



12. Limitation of Liability

Burkes Plumbing & Backflow Services LLC is not responsible for damages resulting from pre-existing plumbing defects, structural issues, or hidden conditions that become apparent during repair or installation.



13. Changes to Terms

Burkes Plumbing & Backflow Services LLC reserves the right to update these Terms & Conditions at any time. Updated terms will be posted on this page.
